If you are considering purchasing a home, I strongly suggest that you invest in an inspection by a reputable and qualified Home Inspector. Buying a home is one of the biggest decisions you will make. Knowing what to expect both inside and out will help you make an informed decision about the value of the home as well as its future upkeep.
A home inspection provides valuable information and accomplishes two main tasks. First, it gives you an overall objective view of the condition of the house, its structural soundness, and the condition of its mechanical systems. Second, it allows you to discover and resolve any problems before firming up a sale.
There is a lot to cover in a comprehensive inspection. It will include a visual examination of the structure from top to bottom: heating and air conditioning systems, interior plumbing and electrical systems, roof and visible insulation, walls, ceilings, floors, windows and doors, foundation, basement, visible structure and a whole lot more! Once completed, the home inspector will provide a report that will point out deficiencies and areas of concern. Most inspectors also provide information on the type of maintenance required to keep the home in good shape.
The inspection itself can last anywhere from an hour to three hours on average. Be present at the time of the inspection so you can ask questions and see first hand any issues they find. The inspection report should provide accurate cost estimates for any major defects discovered during the inspection.
Property inspections are not limited to residential properties. Many inspectors can help home owners analyze and find solutions to problems such as energy conservation, wet basements, cracked foundation and more.
A typical cost of a home inspection in the Kingston and Napanee area can vary, but I would suggest budgeting around $350-$400. Inspectors should be licensed and have experience in building related fields; architects, contractors, structural engineers are good examples. Make sure to interview potential inspectors and ask them questions about their experience and how long they have been in business. Ask them for references and follow up with those references. You can also ask them about the type of insurance they carry and whether or not they guarantee their work.
Most inspectors that I have dealt with have made themselves available long after the inspection has been completed to answer questions and provide advice. When you consider the amount of money at stake, a proper home inspection can provide peace of mind at a highly emotional time. It can also help you avoid a potentially bad mistake or financial loss.
