There are lots of things to consider when determining the value of a house. Ultimately a house is worth whatever a buyer is willing to pay, and what a seller is willing to accept, so it can vary from what a real estate agent may indicate to you. Most real estate agents will provide a FREE Current Market Analysis (CMA) or Home Evaluation, which will provide information about the current market activity in your neighborhood. By using information about current sales, active listings, and expired listings for comparable properties in your neighborhood a real estate agent can determine what you might expect to sell your house for at any given time. A CMA is not an exact science but only a guide to help a real estate agent market your house. Getting the right listing price is extremely important. If you price your house too high it will likely sit on the market for a long period of time. Price your house too low and it will likely sell quick, but you may be losing out on getting the maximum value which is not good either.
